Condition reports made after 1 October 2020 give every finding a colour. The colour sits as a small house symbol next to the finding.
Red: Critical damage
The damage can spread to other parts of the house or cause a risk of injury. A red finding is not necessarily expensive, but it must be taken seriously. Have it priced or checked before you negotiate.
Yellow: Serious damage
The building part will stop working within a foreseeable time, but the damage does not spread to the rest of the house. Typical: rotten windows, leaking joints in the bathroom, loose roof tiles.
Grey: Less serious damage
Faults that do not affect how the house works. Failed double glazing, peeling paint, small cracks in render.
Black: Possible damage
The building expert can see signs of damage but not how bad it is. It needs further investigation. A black finding can end up costing more than a red one, because nobody knows yet.
What is not in the report
The condition report is a visual inspection. Drains, hidden structures, appliances and electrics are not included. Electrics have their own report, the elinstallationsrapport.
